The fault we see most in Castle Pines Village isn't the same one we see on older streets closer to Greenwood Village. Here it's the torsion spring giving out on a heavier insulated steel door, or the opener's circuit board finally quitting after two decades of cold starts. Both are age failures, not installation failures, and the age lines up with when this neighborhood was actually built.
Most of the housing stock in this part of the service area went up around 2001, which puts a large share of these doors and openers right at the point where original hardware starts to fail on its own timeline. That's a different problem than the 1970s and 80s single-panel doors we deal with elsewhere in the service area, which tend to fail from worn-out cables and rusted track rather than a spring that's simply reached the end of its cycle count.
The cold matters too. This whole service area sits in a severe cold climate band, and a torsion spring under tension behaves differently at 10 degrees than at 60.
